Part of Leonards working ethos is to make our charges simply with no hidden extras, we like to promote a ‘Flat Fee’ wherever we can so you are 100% sure of your financial commitment.

  

Market Charges are listed below,

 

MARKETING FEE £330 INC VAT

 

One off payment until the property is let, to include referencing for up to TWO People *

(all Tenants over 18 years old must be referenced) 

  • To include the Taking Photographs of the Property, and uploading with Marketing Script to Rightmove, Zoopla and our own webpage 
  • ‘To Let’ Advertising Board to be placed outside the Property (if you do not wish a Board please just let us know)
  • Undertake Viewing at the property to secure a suitable tenant
  • Taking up references
  • Drawing up a tenancy agreement

 * Extra Charge per person referenced £50 + vat - this includes Guarantors (if applicable)

 

MANAGEMENT CHARGE 10% Monthly Rent + VAT

 

  • Arrange any Certificates prior to the start of the Tenancy
  • Securing Deposit within Leonards Deposit Protection Scheme (DPS)
  • Collecting the rent and accounting to you monthly
  • Conducting regular property inspections and advising you that all is in order
  • Advising on any repairs that may be necessary
  • Undertake, Manage and all repairs deducting from the rent
  • Tenancy Renewals

 

Maintenance Issues

Any maintenance issues that may arise will be dealt with efficiently and to the highest standard. We have qualified on-the-road maintenance teams covering all trades who continuously liaise with the office staff on a daily basis ensuring an excellent service is always delivered to both you as a landlord and the tenant. As your managing agent we will authorise works to be completed to a maximum value which will have been agreed between you and ourselves at a previous date. If you wish to authorise all repairs, this is fine, but if we should be unable to contact you in the event of an emergency we will always authorise works to ensure your property is protected, and to maintain a safe environment for the Tenants to live in.

 

Inventories

We employ a third party Inventory Company to undertake all Inventories for Check In and Check Out. Before a Tenant Check Out of a property we undertake an inspection and agree with them what will need to be completed to minimise the risk of a deduction from their deposit, if this negotiation breaks down and we need to pursue a deduction through an arbitration service  a third party is an impartial view as to the condition of the property and should back up our case for any retention of funds.
