With today’s changing market place, and new Government Legislation, Leonards has developed a flexible marketing options to suit you as a Landlord





No matter which marketing option you decide upon there are Legal Requirements you will need to have in place, all of which we can assist you with.


Energy Performance Certificate (EPC).

Before we can start marketing your property we must have a current EPC. A member of Leonard’s staff is a qualified Domestic Energy Assessor and we can arrange for this to be done at a reduced cost. Once completed an EPC is valid for 10 years. Gas Safety Certificate


Gas Safety Certificate

Before the start of a tenancy properties with Gas must have a valid Gas Safety Certificate, for ALL gas appliances present and working. Renewable Annually Electrical Certificate We would always recommend an Electrical Certificate is undertaken, although this is not currently mandatory.

Portable Appliance Test (PAT Test)

Portable Appliance Test If you are letting the property with any portable appliance (Toaster, Microwave, freestanding heaters etc.) these appliance must be tested and a certificate issued


Landlords Selective Licence

Many Councils have started a Landlords Licence Scheme (Croydon is included), compiling a list of Guidelines to ensure each and every rental property is Safe for the residents. You will need to register with the necessary Scheme and send over a copy of your Licence so we can pass to the Tenants as part of their Check-in Documents.


Smoke Alarms / Carbon Monoxide Detector

A Smoke Alarm must be present on each floor of a property and a Co2 Detector placed near any Solid Fuel Burning Appliances, Gas Fires and Boiler


We can check the property and advise you of any requirements to ensure you comply with current Legislation



All tenant deposits must be held within a Deposit Protection Scheme, and as of 1st June 2019 we can only take a maximum of 5 weeks Rent to be held as the Security Deposit.


If you do not wish Leonards to hold the deposit within their Deposit Scheme you must register with recognised scheme and lodge the deposit within 30 day of the start of the tenancy.

At Leanards we can undertake an Agents Inventory with Photographs, this is more of an Overview than an itemised account, which is normally sufficient for unfurnished Properties, however should you wish for Inventory Specialist, we have a company we use and would be happy to provide a quote for their services (this charge can be deducted from the first months rent).
